What is a SAP-Calculation?

SAP is the standard energy assessment procedure for dwellings by the UK Government. It forms part of the methodology for calculating buildings ‘ energy performance and is used to demonstrate compliance for dwellings with the Building Regulations – Part L1.

​​ ​​When building a new building, SAP calculations are normally produced twice during the overall project:

  • ​​Design stage SAP – DER & TER Calculations (Dwellingemission rate & target emission rate) must be performed and submitted to local building control before work can begin on site. To be sold off-plan, a projected energy assessment (PEA) can be developed.
  • ​​As-built SAP – near completion of construction project. The completed as-built SAP report shows the building meets compliance requirements. An Energy Performance Certificate (EPC) is created and submitted to Landmark registry.

How long does it take to carry out my SAP-Calculation?

We always aim to provide a 10 working day turnaround after receiving all your information and plans. This can vary if multiple dwellings are to be assessed. If you need projects done very urgently, ask us about our Fast Track Service, where we will ensure that projects are completed in 48 hours.

What is a PEA?

A PEA is a predicted energy assessment, produced as part of the SAP design stage, if required. Many building and construction companies sell off-plan properties–that is, the builder sells the property to a buyer before the building was built–and they need a valid PEA to do so.

​​The PEA is also used in early stages to identify areas that can be improved to bring up the PEA / EPC band if required.

What is an Energy-Performance-Certificate?

The EPC is an Energy Performance Certificate indicating the building’s energy efficiency and CO2 reductions after completion of the construction phase and is part of the as-built SAP. The EPC will include suggestions to enhance the property’s energy efficiency. It must be released and registered with the Landmark registry before registering and selling the property.

​​Before issuing the EPC, one element is that a successful Air Leakage Test must have been conducted within the new building and the appropriate Air Test reports and certificates produced along with Part G Water Consumption Calculations have been met to prove regulatory standards.
